Our towns and cities are changing dramatically at the moment with the loss of many high street names seemingly happening on all too regular basis. In the UK, 16 retail stores close daily; 1,234 high street chain stores have already gone in 2019 and restaurant chains are following close by in numbers too. Estate agency has not escaped the changes in buying habits for consumers.
There are roughly 20,000 branches of sales and letting agents in the UK but here at Y Homes, we are proud not to be counted within that number. The old shop window of agency is no longer needed. Committed buyers are signed up to email alerts to assess new properties as soon as they appear online. A simple click shows you images, floor plans and descriptions and from there an appointment to view should the property appeal is easily arranged.
When was the last time you considered buying a property by waiting for the weekly property press to arrive or browsing a limited number of properties through a glass window?
Recent research also shows that few prospective property vendors would choose their agent based on their location in town and how high profile that is. After all a high profile office means higher overheads and therefore higher fees for their clients.
As an estate agency that offers a 5 star service in York – and don’t just take our word for it, see our Google reviews – we are proud of our history that we have been successfully selling homes for over 11 years in York and the surrounding areas without the need to be a high street presence. For us, its all about communication and accessibility, hence the reason we are available 7 days a week and that includes from 9am-9pm Monday to Friday. Our office is located in a convenient location just out of town and our personalised service is all about putting our clients first in a manner to suit them – whether that be to visit their homes or arrange a viewing elsewhere at a time that works, not a “High Street 9-5” routine.
For Y Homes, personal recommendation and referrals bring in a high number of clients. Online review sites such as AllAgents.co.uk and Google are the research tools that allow new clients to find us. When was the last time you went looking for an estate agent in town?
So not only do we not have a high street office, our fees have always been fully transparent at 0.75% + VAT (0.9%). Why should our customers be paying for a business cost that just isn’t a necessity to sell their home?
